The Cuenca Real Estate market is changing quickly. New Home and Condominium Construction is everywhere you look in Cuenca, with prices that range from $35 per square foot to $100 per square foot! Just so you know, the cost to build to American standards (granite counter tops, quality cabinets, hardwoods, etc.) is about $35-40 per square foot, plus the price of the land. This doesn't mean you can't spend more of course : ) There are always more expensive fixtures, tile, hardwoods, granite, etc., available, but be aware that you woudl be hard pressed to spend $50 per square foot on a standard 3 bedroom 3 bath home, if you were building it yourself using Ecuador Green Real Estate!!
Use Commmon Sense and Be Aware!
We at Cuenca Real Estate caution you to shop carefully and be very aware that as a foreigner (or gringo), there are those who will try to sell you a home for more than an Ecuadorian would pay... much more. Beware of "friendly" english speaking realtors (who because they speak english, get a pretty darn good market share) and expats who are selling real estate (most without a license) who will try to sell you on the idea that it is common to charge a 5-6% buyers agent commission in Ecuador. THIS IS A LIE! Again, No Ecuadorian would ever pay this... only foreigners who don't know any better.
